Before the site visit

  • Access to roofs, mechanical rooms, and electrical rooms
  • Escort and safety requirements
  • Existing drawings, if they exist
  • Maintenance logs and known problems
  • Recent repair invoices

Systems typically reviewed

  • HVAC equipment and distribution
  • Controls
  • Electrical service and panels
  • Lighting and fire alarm (visual)
  • Plumbing heaters, backflow, and obvious deficiencies
  • Generators and transfer switches

After the visit

Expect a written report with prioritized recommendations. That report can feed a renovation scope or a capital plan. It is not the same as commissioning.
